Manchester Rentals – Online Booking Terms
Please read these terms carefully. By completing your online booking, you agree that these terms will bind you.
If you do not agree to these terms, you should not complete your online booking.
1. These Terms
1.1 What these terms cover
These are the terms and conditions on which we provide our online booking and tenancy application processing services to you. We provide an online booking service for use by prospective tenants of residential properties to secure, subject to these terms, the properties shown as available on our Site (subject to completion of our tenancy application process, as detailed in these terms). Once you have completed your online booking and tenancy application in accordance with these terms, you will be required to enter into a separate tenancy agreement in respect of your chosen property with the landlord of such property.

Please read these terms carefully before you complete your online booking with us. These terms explain who we are, how we provide our services, how the contract may be changed or ended, and what to do if there is a problem. If you think there is a mistake in these terms, please contact us using the details below.

In addition to these terms, your online booking is also subject to our Privacy & Cookies Policy and any other terms notified to you from time to time.
1.4 Record of terms
You should print or save a copy of these terms for future reference. These terms will continue to apply regardless of your entry into any tenancy agreement.
2. Information About Us and How to Contact Us
2.1 Who we are
We are Manchester Rentals, a trading name of The PRS Hub Ltd registered in England and Wales. Our company registration number is 16130708 and our registered office is C/O Williamson & Croft, York House, York Street, Manchester M23BB. We operate the website manchesterrentals.co.uk (Site).

We may contact you by telephone, email, or postal address provided during your online booking.
2.4 Writing includes email
Whenever we refer to “writing” or “written,” this includes email communications.
3. Our Contract with You
3.1 Online booking process
When you find a property on our Site that you wish to rent, you can follow the links to view property details and images. From this page, you can submit your details and pay the initial holding fee to complete your online booking.
3.2 Acceptance of booking
We accept your booking by sending an email confirmation. At that point, a contract comes into existence, and the property will be reserved for you for a maximum of 28 days, subject to these terms.
3.3 If we cannot accept your booking
If we cannot accept your booking, we will notify you by email and either not charge or refund any holding fees paid within 7 days. Reasons may include prior booking by another party, technical issues, or unforeseen property unavailability.
3.4 Booking number
We may assign a booking number and provide it by email. Please reference this number in all communications.
3.5 Eligibility
By completing your booking, you confirm you are over 18 and can meet the requirements of our tenancy application process.
4. The Services
4.1 Nature of services
We provide an online booking and tenancy application processing service. We are not a landlord and do not enter into tenancy agreements directly.
4.2 Further steps required
You will need to enter into agreements and pass checks with the landlord before commencing your tenancy.
4.3 Property images
All images and details on our Site are illustrative. Actual properties may differ; images, dimensions, and furnishings are for guidance only.
4.4 Non-specific listings
Completing a booking secures a property within the development but not a specific unit. If you are dissatisfied, you may cancel your booking, but any holding fees paid will not be refunded.
4.5 Furnishings
Images may show furnishings for guidance only. Decorative items like bed linen, rugs, and frames are not included.
5. Online Booking and Tenancy Application Process
5.1 Booking secures application rights
Your booking allows you to start the tenancy application process. The property will be marked unavailable to others. Booking alone does not guarantee tenancy.
5.2 Steps before tenancy
After booking, you must:
- Pay the outstanding holding fee within 1 week.
- Provide a guarantor and arrange the standard form guarantee agreement.
- Complete the application form and provide ID.
- Sign a tenancy agreement with the landlord.
- Set up rent payment (and utilities if applicable).
- Pay your first month’s rent in full.
5.3 Timeline
You have 28 days to complete these steps (7 days for initial holding fee). Failure may result in forfeiture of holding fees and the property being re-listed.
5.4 Sample tenancy agreement
Available for guidance only. Final agreements may differ per landlord requirements.
5.5 Verification, System Use and Cancellation
We reserve the right to carry out identity, anti-money laundering, and fraud prevention checks, including requesting photographic identification, proof of address, and evidence of income or source of funds. Failure to provide satisfactory documentation within requested timeframes may result in cancellation of your application and retention of the holding deposit where permitted by law. While we take reasonable steps to ensure the availability and accuracy of our online booking system, we are not liable for technical errors, interruptions, payment failures, or duplicate bookings, and reserve the right to cancel or amend bookings affected by such issues. You must respond promptly to all communications and complete required steps within the stated deadlines; failure to do so, withdrawal from the process, or unreasonable delay may result in cancellation of your booking and retention of the holding deposit in accordance with applicable legislation.
6. Changes to Your Booking
If you wish to make changes, contact us. Any changes may affect holding fees, rent, or utilities. If the change is not possible or acceptable, you may cancel (see paragraph 8).
7. Provision of Services
We will start processing your application once we confirm your booking. We cannot guarantee move-in dates, and are not liable for delays outside our control. You must provide required information promptly.
8. Ending the Contract and Cancellation
8.1 Your rights
You may end your contract depending on the circumstances, including if we are at fault, or if you exercise your right to change your mind under the Consumer Contracts Regulations 2013.
8.2 Refunds
Refunds will follow the rules for holding fees and payment, detailed in paragraphs 9–10.
9. Holding Fees
9.1 Refundable circumstances
Initial holding fees are refundable if: the landlord withdraws the property, all parties attempt but fail to enter a tenancy, or accurate tenant information is provided but landlord declines.
9.2 Non-refundable circumstances
Fees are non-refundable if false information is provided, the tenant cancels unreasonably, right to rent is not established, or the tenant fails to complete the agreement process.
This will be in line with the Tenant Fees Act 2019
10. Ending the Contract and Refunds
Notify us by phone or email to cancel. Refunds will be made within 14 days via the original payment method, minus any applicable deductions.
11–17. Other Terms
- We may end the contract for breach (e.g., non-payment, failure to complete application).
- Our liability is limited to foreseeable loss; not for business losses.
- Intellectual property remains with Manchester Rentals.
- Personal information is processed according to our Privacy Policy.
- Terms governed by English law, alternative dispute resolution options apply.
